Project Description:
270 Pitt Street is a 25-level transformation of a former Defence building into a modern, fully electric A-Grade commercial tower in the heart of Sydney’s CBD. The opportunity was first identified by our Services team during routine maintenance for long-standing client ISPT, bringing our “One Kerfoot” approach to life.
The project included a full building refurbishment, major services upgrades, new electrical infrastructure, and the creation of premium spaces such as end-of-trip facilities, a wellness centre, business lounge and café. Following the base build, our team also delivered five full floor fit-outs, maximising value and programme efficiency.
Spanning 22,665m², the development targets 5 Star Green Star and 5.5 Star NABERS Energy, setting a new benchmark for sustainable refurbishment.
Kerfoot delivered the project under a Design & Construct model, providing complete electrical and security services from design through to final commissioning.
Specific items within the scope of this project were:
- Full Design & Construct delivery across electrical, security, communications and mechanical electrical services
- End-to-end electrical works including design, installation, testing and commissioning
- Installation of major infrastructure including switchboards, consumer mains, lighting, EV chargers and power systems
- Advanced metering and full integration with the Building Management System (BMS)
- Delivery of security and communications systems including access control, CCTV, structured cabling and fibre backbone
- Construction of communications rooms and installation of integrated network systems
- Mechanical electrical works including MSSBs across all levels with UPS-backed life safety systems
- Integration of mechanical systems with BMS for normal and emergency (dry fire) operation
- Delivery within a live, constrained CBD environment with staged and out-of-hours works
- Strong coordination with head contractor and multiple trades to ensure seamless delivery
- Compliance with all safety, quality and regulatory requirements
- Focus on sustainability, system performance and a smooth project handover
Project Accolade:
- Delivered a complete Design & Construct electrical solution across a complex 25-level Sydney CBD refurbishment, including 100% in-house electrical design and engineering.
- Successfully completed major electrical infrastructure upgrades within a live operational building, using temporary power, staged works and out-of-hours changeovers to maintain continuity of services.
- Delivered over 30 mechanical and electrical switchboards, together with major upgrades to switchboards, risers, submains, metering and associated building services infrastructure.
- Engineered an innovative distributed UPS and battery backup solution for critical life-safety systems, improving resilience and redundancy.
- Applied Kerfoot’s One Kerfoot approach, integrating Projects, Services and Mechanical Electrical teams while coordinating complex electrical, mechanical, fire, communications, security and BMS interfaces.
- Retained the building’s ongoing electrical services and maintenance contract following completion, reflecting continued client confidence and a strong long-term partnership.
