Parramatta COP Future Workplace Fitout

Project Description:

The City of Parramatta Council (CoPC) recently acquired the asset at 9 Wentworth Street, Parramatta, to create a new workplace for its staff. This new space focuses on best practices in workplace design, aiming to encourage increased collaboration, flexible work settings, streamlined work practices, and improved connectivity through enhancements in the physical environment.

In addition to the fit-out design, base building works were required to complement the new workplace and upgrade building services to ensure compliance with the National Construction Code (NCC) and the Property Council of Australia (PCA) Guidelines for an A Grade Building (Existing).

As an existing Services client under a 5-year maintenance contract, CoPC had an established and trusted relationship with Kerfoot. This relationship provided Kerfoot with early visibility of the project and the opportunity to tender for the electrical works package. Leveraging this partnership, Kerfoot was engaged to design and install all electrical services for the project. This included comprehensive electrical solutions to support both the fit-out and base building upgrades, ensuring all electrical systems were modern, compliant, and seamlessly integrated with the new workplace design.

Specific items within the scope of this project were:

  • Demolition and removal of existing services
  • Substation works, including upgrades and compliance improvements
  • Replacement of the main switchboard and distribution switchboards
  • Installation of switchgear, automatic transfer switches, and surge protection
  • Implementation of earthing systems and metering for both supply authority and private use
  • Replacement of consumers’ mains and submain cabling
  • Installation of an Uninterruptible Power Supply (UPS) for critical power backup
  • Deployment of cable containment systems, skirting wiring ducts, and sub-circuit wiring
  • Integration of socket outlets, soft wiring, and floor boxes
  • Coordination and wiring for third party-supplied equipment
  • Installation of new luminaires and advanced lighting control systems
  • Emergency lighting and exit signs for compliance and safety
  • Seismic restraints applied to essential infrastructure for durability
  • Solar PV system installation, contributing to energy efficiency
  • Implementation of Integrated Communications Systems (ICN)
  • Deployment of a Distributed Antenna System (DAS) to ensure strong wireless communication coverage
  • Comprehensive labelling and documentation of all electrical infrastructure
  • Carpark supply & exhaust system with an End-of-Trip (EOT) fitout
  • Office fit-out across four levels, incorporating a water-cooled VRF system and supplementary tenant package AC units
  • Rooftop plant installation, including:
    • Base build and tenant condenser water system
    • Pumps, cooling towers, and a heat pump chiller
    • Additional plant equipment: VSDs, TEFs, package AHU, and relief air system
